Buyer competition in the GTA is continuing to cool, making this a very different landscape for both sellers and buyers compared to previous years. In Mid-Q3, only 2% of qualifying GTA neighbourhoods saw homes sell over asking, down from 3% earlier in the quarter. Out of 267 neighbourhoods, a striking 97% of homes sold below asking, and 1% matched the list price—bidding wars were certainly the exception rather than the rule. The gap between condos and single-family homes continues to shrink, with 95% of single-family and 98% of condo neighbourhoods seeing underbids. As an agent who closely tracks these shifts, I can confirm this has been one of the quietest periods we've seen in GTA real estate, with 79% of the 4,200 homes sold in Mid-Q3 changing hands below asking price. These conditions require a tailored, strategic approach—one that I’m committed to providing every client, whether you’re buying or selling in this evolving market.
