The GTA real estate market is always evolving, and recent numbers from Mid-Q3 2026 highlight just how important it is to understand the nuances when buying or selling. The average home price in our region was $993K, reflecting about a 3% annual decline—clear evidence that conditions are easing for buyers. Condo apartments averaged $618K, also dipping below last year's figures, but it's the micro condos—those under 500 sq-ft—that saw the most significant depreciation. These compact units are proving harder to sell, with buyers increasingly able to choose larger spaces. In Early-Q3, nearly every GTA neighbourhood with at least five condo sales saw units trade below list price, giving buyers more room to negotiate than we've seen in years. Even single-family homes experienced underbidding in about 92% of neighbourhoods, but condos are feeling the effects most, as investor demand has softened and more investor-oriented properties are lingering on the market. My experience in the GTA market has shown that navigating these shifts with the right guidance and strategy is essential for making the most of your real estate journey.
